Nusa Dua.
Separate villa evidence from resort comparisons
Nusa Dua and Tanjung Benoa source labels can include very different property types. A resort or hotel room is not an interchangeable comparable for a standalone villa. Check the exact property, rental permissions, like-for-like booked-night evidence, operating expenses and lease terms before using the shared BVT screening scenario.
- 01Confirm the villa's exact access, amenities and rental permissions
- 02Ask for property-level bookings rather than hotel or resort averages
- 03Compare properties with similar bedroom count and management model
- 04Check what maintenance and common-area fees the owner actually pays
- 01Reject hotel-room prices as direct evidence for villa nightly rates
- 02Test lower occupancy if the property has little booking history
- 03Verify any claimed resort access or beach rights in writing
- 04Have buyer-specific title and lease structures reviewed independently
How Nusa Dua ROI is stress-tested
For eligible single-villa listings, BVT applies the same screening model: an estimated nightly rate, a shared 65% occupancy scenario, one pooled 40% operating-cost allowance, and a noncash lease allowance where applicable. These are comparison assumptions, not measured Nusa Dua occupancy or verified owner income.
